This article will detail the features available for a level 3 integration.

Property Feed

The level 3 integration with Boomin allows you to publish:

  • Secret property

  • Sneak peek

  • Live property

With how the workflow is set, any properties that need to be marketed will firstly need to be created as a valuation.

Below will detail how to publish to Boomin:

1. Secret property

After valuing a property, you can tease potential buyers by revealing key details (the number of bedrooms and bathrooms for example) without revealing the property's precise identity.

To do this, you firstly need to ensure that you have added the landlord/vendor details within the Gnomen system. It is mandatory to include their email and mobile number as these details will also be fed to Boomin.

Once this has been added, you can create a valuation record ensuring that you have:

  1. At least two property features ticked within the Property Info tab (Step 1)

  2. Just one property image is attached on Step 4

From here, you can then push the valuation information to Boomin by selecting "Yes":

Important note:

If you need to make any edits to your valuation record (i.e price) you will need to send the update to Boomin by selecting the "Yes" again within the Edit page.

2. Sneak peek

Once you've been instructed, go ahead and complete the valuation to convert to a property:

Ensure that you have added all the details and prepared your property to be published. 🎓 Here is an article on how to prepare your properties

In the Publish tab (Step 6), ensure that you set the status as a New instruction.

Important note:

If the Status is not set as a New instruction, this will not be advertised as a Sneak peek

Scroll down and you'll see an option to Send to Boomin. Ensure that this is ticked to Add and hit Save at the bottom of the screen.

Note: Any time you wish to update any details of the property (i.e changing the order of your images or amending description) ensure that you go back to Edit the property record and set it to Update in the Publish tab:

3. Live Property

Live properties are essentially your re-marketed properties and can be published the same way as above. The only difference with this is the Status will need to be set as "For sale" or "To Let" and not as a New instruction

Two-way sync for your appointments

Level 3 integration also has a two-way sync to Boomin's diary.

Please note that in the level 3 integration you will be sharing your customer's information with Boomin so it is advisable that this is clearly stated within your terms of business.

When creating a valuation record, you can set an appointment and this will be synced with Boomin's diary when you set to publish a secret property.

Any viewing appointments that you manually add onto the system can be synced with Boomin by selecting the option to Send to Boomin:

Any changes that you make to the appointment within Boomin will automatically feed back onto your Gnomen diary and vice versa.
